Dalton/Whitfield County Pending Inventory Report: February 2024

February marks a notable upswing in the Dalton/Whitfield County residential real estate market, with pending sales reaching their highest level since October 2023.
 
The market is demonstrating clear signs of revitalization post-holiday season, with pending sales experiencing an impressive 8.9% month-over-month increase from January. This positive momentum follows a modest 3% M/M growth in pending sales recorded in January compared to December.
 
In projecting future trends, while specific year-over-year data for pending sales is unavailable prior to April 2023, historical trends of other data points provide insights. Analyzing the trajectory of active inventory in 2023 and comparing it to the current landscape in Q1 2024 suggests a pattern of demand outpacing supply.
 
This does not necessarily imply an exponential surge in pending sales or a drastic decline in active listings; rather, it suggests a shift toward a new seasonal equilibrium between supply and demand. Similar trends were observed during the transition into spring and early summer last year. Anticipating a higher influx of homes onto the market compared to the previous year, it is plausible to expect pending sales to rise concurrently, maintaining a relatively consistent balance between the two metrics, with a variance of 25-35 units.
