Dalton/Whitfield County Residential Sales Report: February 2024

Curious how sales have been in our Dalton/Whitfield County residential real estate market? Let’s take a look at February 2024 sales data!
 
We are seeing signs of movement in the right direction as our market had it’s second consecutive month of positive growth, up 12 units from the December low of 28 sales. However, we experienced a leaner M/M growth in February than the one we had in January, only increasing 8% compared to the 32% increase last month.
 
Looking at a larger picture, going back to February 2023, we can see a dimmer reality of the current placement of sales. Down -24.5% Y/Y we have seen fewer buyers active in the market even though there is more inventory to choose from, so where does that leave us going forward?
 
Well, February of 2023 had the most closed transactions of any other month in 2023, so if we see a similar story play out this year we will see a whole new market. However, I don’t expect to have February as a peak sales month in 2024 and expect to see slight increases in volume in the months to come.
