Let’s take a quick look at the Calhoun/Gordon County Market Report for the month of January!
There were 35 New Listings that came to market in January, which is 6 more than in December, increasing from 29 to 35. Pending Sales trended in the same direction as new listings, with 28 sales currently pending compared to 22 in December. However, closed sales decreased, going from 31 in December to 22 in January.
Median Sales Prices increased 15.4% year-over-year, from $249,000 in January of 2023 to $287,450 in January of 2024, while Average Sales Prices have increased 14.6% year-over-year, from $285,896 in January of 2023 to $327,518 in January of 2024.
Active inventory decreased month-over-month to 91 Active Listing, from 95 in December. It is worth noting that year-over-year active inventory has decreased by -12.5%, from 104 in January 2023 to 91 in January 2024.
Additionally, the Months Supply remained at 2.3 months, which is down -8.0% year-over-year, as January 2023 came in at 2.5 months supply.
