January showed signs of improvement in the Dalton/Whitfield County residential real estate sales data, improving from 28 in December to 37 in January. What should we know about the market as we leave the holiday season and move toward spring?
We began February of 2023 with 2.5 months supply of active inventory in our market, but this year we have more homes active and fewer sales resulting in having just above 3.5 months supply. This could trend down if more buyers come ot market and outpace the new listing coming to market, but at this point our demand has slipped from this time last year.
January of 2023 proved to be the slowest month for residential sales until June of 2023, so it is very likely we could see similar stats this year as spring nears. Similarly to January beginning the increase of home sales through June, active inventory continued to decline all the way through May until it rose M/M by 24% in June of 2023. If we have a similar market movement this year we can expect a competitive market for buyers through he spring.
